Have your say on proposals for new homes near Newington Green Road

There is a shortage of affordable housing in Islington, especially larger family homes. Many local people are waiting for a suitable home, and the council is looking at opportunities to build new genuinely affordable homes on council-owned land.

We're exploring the possibility of building around 30 genuinely affordable new homes on land between Hathersage Court and Besant Court.

At this early stage, no decisions have been made. We're asking residents and the wider community for feedback on the proposed site and our initial ideas.

Previous proposals

In 2018, planning permission was granted for new homes on parts of Hathersage Court and Besant Court. The project did not go ahead because rising building costs and design challenges made it difficult to deliver.

Thank you to everyone who shared their views on those plans. The feedback we received has helped shape this new approach, which looks at a smaller site focused on the former ball court, play area and parking area near Newington Green Road.

About the site

The proposed site includes:

  • The former ball court

  • The play area

  • The parking area

At this stage, we are also considering:

  • Building heights lower than Hathersage Court

  • Keeping access for emergency and refuse vehicles

  • Retaining Blue Badge parking and providing accessible parking for new homes

  • Keeping the electricity substation

  • Protecting all Category A trees, with replacement planting where needed

Why are we considering this site?

Islington needs more affordable homes, especially larger family homes. This site is being considered because it:

  • Uses council-owned land

  • Could provide much-needed affordable homes for local people

  • Allows us to improve the play area and public spaces

Indicative sketch showing possible locations for new homes and a replacement play area.
