Have your say on potential plans to build new homes near Hilldrop Crescent Estate
There is an urgent need for new housing in Islington. To increase the supply of genuinely affordable homes and help tackle the housing crisis, the council is identifying sites across the borough with potential for the development of new homes, especially family-sized homes. We’re considering a site near Hilldrop Crescent Estate and would like your feedback on its potential use and early design ideas.
The site that has been identified covers the land behind Hilldrop Crescent, including Hilldrop Lane garages, the parking area near Hilldrop Crescent by the estate entrance, and part of the garden area.
Why this site?
There is an urgent need for genuinely affordable housing in Islington, especially family-sized homes. We are looking at every opportunity to provide new homes so that every Islington resident has a safe place to call home.
Key reasons for considering this site include:
This land is owned by the London Borough of Islington.
The site is in a residential area and has good transport links.
Local lettings policy will apply to secure council tenants living on the estate who are on the Housing Register with more than 120 points.
The proposal
At this early stage, we are proposing to build mews-style family-sized homes on the sites occupied by Hilldrop Lane garages, the parking area near Hilldrop Crescent by the estate entrance, and to build a small block of flats on part of the garden area, close to the Multi-use Games Area (MUGA).
No decisions have been made yet on scale of development - we will use feedback from this consultation to inform any future designs.
More on what we are proposing:
Building heights will be lower than Moelwyn Hughes Court, staying below the threshold for Higher Risk Buildings (HRB),
The development will include the parking area along Hilldrop Crescent but will not remove vehicle access.
Parking will be retained in front of Moelwyn Hughes Court and along Hilldrop Lane but lost along the access road from Hilldrop Crescent.
Some smaller trees may be lost to make space for the new homes but replacement trees will be planted as part of any new scheme.
The current proposals do not include any changes to the Multi Use Games Area (MUGA).

Next steps
Once we have reviewed your feedback, we will develop a more detailed design proposal for new homes on the site.
Leading up to a planning application, there will be further community consultation and engagement including a second consultation event which we expect to take place in Autumn 2025.
