Have your say on our plans to build new homes at Hilldrop Crescent
As part of the Council’s mission for everyone in Islington to have a safe, decent and genuinely affordable place to call home and the strategy for delivering new homes to help tackle the local housing crisis, we are identifying sites with potential for the development of new homes, particularly for social rent. Last year we held the first resident engagement event for Hilldrop Crescent and posted the outcome of the consultation on our Let’s Talk Islington page.
Since then, we have been working with architects to develop proposals for the site and used your feedback to inform the design development. The proposed scheme has a smaller infill block to address the concern about overdevelopment, allows for mature trees and the communal garden to be retained and will include better bin storage.
Why this site?
There is a pressing need for genuinely affordable housing in Islington, especially family-sized homes. We are exploring every opportunity to provide new homes so that every resident has a safe place to call home. In some instances, this means looking at opportunities outside of our estates to balance priorities across the borough.
Key reasons for considering this site include:
The land is owned by the London Borough of Islington.
The site is in a residential area with good transport links.
The current garages are not in good condition.
Having family-sized homes along Hilldrop and Belmore Lane would encourage a community environment on the estate, with improved pedestrian through routes on the estate.
The proposals aim to preserve and enhance the local character.
The proposal
Building heights will be in keeping with the existing blocks of Hilldrop Crescent and homes built along Hilldrop Lane will be 2 storey family-sized houses, the designs of which will take overlooking and rights to light constraints into consideration.
No Category A trees will be removed. Some smaller trees may be affected, but replacement planting is planned to enhance the open space.
Vehicle access will be retained to Moelwyn Hughes Court with improved pedestrian routes.
The Multi Use Games Area will remain in place as we design around existing constraints such as the Thames Water Trunk Main which runs through the estate.
