Have your say on potential plans to build new homes at Eden Grove Estate
There is an urgent need for new housing in Islington. To increase the number of genuinely affordable homes and help tackle the housing crisis, the council is identifying potential locations across the borough to build new homes, especially family-sized homes.
We are considering a site at Eden Grove and would like your feedback on its potential use and early design ideas. The site identified comprises the existing parking area between Willow Court and Radford House and a small section of the adjacent green space
Why this site?
We believe this could be a good location for new homes because:
This land is owned by the London Borough of Islington.
There is an established neighbourhood with access to local facilities and public transport.
The proposal forms part of the council's Homes for Families Programme, which focuses on delivering family sized council homes on underused garage and parking sites.
Local lettings policy will apply to new council homes, giving priority to qualifying secure council tenants living on the estate who are registered on the Housing Register.
The proposal
At this early stage, we are considering a small scale residential development providing approximately eight new council homes on part of the existing parking area and adjacent green space between Willow Court and Radford House
No decisions have been made yet on scale of development - we will use feedback from this consultation to inform any future designs.
More on what we are proposing:
Approximately 8 new council homes could be delivered.
The homes would be designed to be energy efficient, high quality and suitable for families.
100% of the homes would be genuinely affordable, with at least 70% provided as social rent homes.
One home would be fully wheelchair accessible and include an associated parking space.
Each new home would benefit from private outdoor amenity space.
Secure cycle parking and refuse storage would be provided.
Part of the existing hard surfaced parking area would be turned into a new green space with high quality landscaping, incorporating existing play equipment and new tree planting where possible.

The area under consideration includes the existing car parking area between Willow Court and Radford House together with part of the adjacent green space. The new homes would occupy the area outlined in blue in the image below and residents can view the indicative development area plans at the consultation event and through the supporting consultation materials.
Relocating the playground
We will make sure that the playground is included in the new development an are considering the following options:
Option 1: The play equipment can be located within the existing space integrated with the residential communal area between Willow Court and the proposed new development
Option 2: Locate the play equipment within the existing car parking area, maximising the available play space while utilising the current hardstanding footprint.
Option 3: Considers the removal of the existing garage structures to provide a larger dedicated play area.
